Northeast Ohio Regional Sewer District

The Northeast Ohio Regional Sewer District entered a consent decree with the United States and Ohio Environmental Protection Agencies and the United States Department of Justice in 2011 to enact a long-term control plan to control combined sewer overflows (CSO) currently impacting Lake Erie and its tributary streams. ORC has been hired for three consecutive right-of-way task order contracts, and assignments have included:

  • Cascades Project – Turnkey right-of-way services for 19 parcels including titles, appraisals, negotiation, residential & non-residential relocation and closings.

  • East 140th Street Consolidation – Turnkey right-of-way services for 43 parcels including titles, appraisals, negotiation, Residential & Non-Residential Relocation and Closings.

  • Westerly Low-Level Interceptor – 4 titles, 3 appraisals, 3 acquisitions, 3 closings;

  • Doan Valley Tunnel – Title Research for 4 parcels;

  • Spring Road – 5 Value analyses (VA’s);

  • Eastland Road/McCracken Road/East Bank Flats – Appraisals and title research for 55 parcels;

  • Euclid Creek Tunnel – Acquisition and relocation of one residential property (including owner/occupant and tenant), and the acquisition and relocation of one commercial property; Closing services for 1 residential parcel;

  • CSO 049/050 – Title research for 13 auditor parcels; appraisal and negotiation services for 8 parcels;

  • Lakeshore Boulevard Relief Sewer – Title research for 34 auditor parcels and 2 appraisals;

  • CSO Bundles – Title research for 7 auditor parcels, appraisal services for 2 parcels;

  • Northeast Yacht Club – Appraisal lease analysis and valuation report for a 152-slip marina;

  • Woodland Avenue – M 1097 project – Secure rights of entry for 8 parcels to connect new sewer laterals to private properties.

  • CSO Cascades Project – Titles, Appraisal, Relocation, Closings and Project Management for 19 parcels that include many relocation parcels.

  • Superior Pump Station Project – Titles, Appraisal, Relocation, Closings and Project Management for 2 parcels located along the Cuyahoga River.

  • Stones Levee Pump Station Project – Titles, Appraisal, Closings and Project Management for 2 parcels located along the Cuyahoga River in Downtown Cleveland.
