City of Elyria Sewer Easement Project

In 2008, ORC was hired by the City of Elyria to provide full turn-key acquisition services related to the construction of new sanitary sewer lines. The purpose was to connect an existing 27” sewer at the intersection of West River Road and Griswold Road to the new 72” interceptor sewer located approximately 1,200 feet to the east. The initial project involved one parcel and required the acquisition of a sewer easement and temporary easement. ORC provided project management services and performed preliminary negotiations with the property owner (agreement to cooperate), title research, appraisal services, and a formal closing for acquired easements.

In 2018, ORC then assisted the City by acquiring easements for an additional sanitary sewer line. In this case, ORC provided title research, appraisal and review services, negotiations, closings, and recordings. A Water Pollution Control Loan Fund (WPCLF) partially funded the project, with timing and communication proving critical to ensuring timely project phase execution. Affected parcels included a public school, church, and local business, all of which have parking lots impacted by the needed easements.
